V2PROJECTS is a professional project management company, specialising in residential, corporate, hospital, industrial, and commercial construction and fit-out projects. A major focus area of V2 Projects is the facilitation and management of property development projects.

V2 manages project activities as the representative of the client, with the ultimate goal being long term client satisfaction. Each project solution is individually structured to suit the client's service needs, budget and time constraints. We outline standard services below.

V2Projects is registered with the National Home Builders Registration Council and is a member of the Gauteng Master Builders Association.

Throughout the life of the project, V2Projects is responsible for:

1. STRATEGIC STAGE

The primary role of V2Projects at this stage is to assist the client to determine his requirements, do a scope of work and then draw in role-players and professional teams where required.

V2Projects co-ordinates the preparation of a budget for the client in consultation with professional teams. V2 will continue to monitor and update cash flow and budget data.

V2Projects can advise the client on a construction and procurement policy with regard to types of contracts to be adopted and general and commercial conditions.

Deliverables during this stage: Project agreement; preliminary budget, construction & procurement policy, draft designs


2. PRELIMINARY STAGE

During this stage, V2Projects reviews the client's objectives, resources, procedures and requirements, draws up project management plans and budgets and if required, manages conceptual designs and construction alternatives.

V2Projects handles the following key activities during this phase:

a)

Prepare a work breakdown structure (WBS) in sufficient levels of detail and configure into logic sequence, phases and composite deliverables. Time duration for each main activity is estimated and aligned with time and seasonal constraints.

b)

Prepare a cost account plan with a logical roll-up, inclusive of manhour cost estimates to arrive at a working budget and cash flows.

c)

For tendering purposes, brief sub-contractors fully on behalf of the client and make all relevant information available to them.

d)

Prepare a quality plan of procedures, periodic control check points, level of details required, documentation system, authority requirements for sanctions, permits and approvals.

e)

Prepare a risk management plan

f)

Prepare a preliminary procurement schedule

Deliverables during this stage: Work breakdown structure (WBS); working budget and cash flows; quality plan; risk management plan; preliminary procurement schedule, final designs and engineering drawings.


3. PRE-IMPLEMENTATION STAGE

During this phase, V2 Projects liaises with sub-contractors, suppliers and the professional team around procurement of construction services and supplies. In consultation with the client and professional team, V2 co-ordinates reports and makes recommendations on proposals received and arranges the preparation and signing of contract documents.

Based on final contracts, the project implementation plan can be completed including cash flow forecasts, time optimisation, site management and risk management. Long delivery items are identified and procurement arranged on client's instruction.

Deliverables during this stage: Procurement recommendations and contractual documents; project implementation plan, final budget and schedules. Resource allocation schedules.


4. IMPLEMENTATION STAGE

During this phase, V2's primary services are geared towards managing sub-contractors on site, and monitoring progress against the project schedule and budget. If progress, quality or budget issues arise, these are dealt with openly and immediately with the client and professional team.

During this phase, V2Projects provide continual, qualified on-site supervision to:

a)

Issue instructions to contractors

b)

Allocate space and control site access and security

c)

Revise and release site documentation in a controlled and timely manner

d)

Register and record assumptions and unforeseen circumstances. Control non-conformance and fault resolution, variances and remedial works

e)

Verify quality of materials, workmanship, procedures and guarantees

f)

Process and certify all payment and valuation certificates and issue payment certificates for settlement. Release retention payments.

g)

Witness inspections, tests, handovers and defects lists

h)

Settle labour relations issues if required

i)

Convene and preside over regular meetings on site with contractors, the professional team and the client.

Transparency is a critical factor in making the right decisions. V2 makes up-to-date reports available to client either through email or on the internet. Reports include:

  • Quality Management Report

Deliverables during this stage: site instructions; contractual sign-off documents; quality conformance approvals; issues and variances; continually updated project plans, schedules and reconciled budgets. Monitor and control documentation on deliveries, insurances, performance bonds and final certificates.


5. COMMISSIONING STAGE

Arrange, manage and monitor project close-out and ensure that any contractual documentation is effectively archived for future reference.
