Talk to anyone who has built their own home - or even done alterations - and you will find that they have vivid and unpleasant memories. The construction process is a nightmare of arguments with builders and suppliers, missed deadlines, budget overruns and poor quality workmanship. Clients move into their new home with bad memories and fears about concealed problems.

Why does this happen?

Contractors and clients have conflicting goals.

The client intends to get the best quality at a given cost but after being awarded a fixed price contract, the builder seeks ways to cut costs and quality in order to maximise profit.

Specific projects are then undertaken in terms of these framework agreements. This encourages sub-contractors to take a long term view on service and quality issues, and reduces risk.
